How much is a buyer’s agent?

In Australia, buyer’s agents often work under a fixed fee or commission model. At Future Habitat, we understand that buying a property can be both stressful and overwhelming. With that in mind, we designed a fixed fee model to provide transparency and build trust. This model follows a tiered structure based on the purchase price.

When you choose our complete package, the fee ranges between 1% and 1.5% (including GST) of the purchase price. We will research multiple properties and continue working for you until we secure the right one. If you opt for our ‘part package,’ the fee is approximately 0.5% (including GST) of the purchase price and covers up to four properties.

Furthermore, if you would like us to to bid at an auction on your behalf, we can represent you for a small fee, with an additional charge upon a successful purchase. For consulting services, we offer individually quoted fees based on the scope of work.

How long is a buyers agent’s contract?

Not surprisingly, this is one of our most asked buyers agent FAQ.

The contract, also referred to as an ‘agency agreement,’ is set for a specific period that you can discuss directly with your buyer’s agent. At Future Habitat, contract terms are generally offered ranging from three to six months. However, your buyers agent will collaborate with you to decide the most suitable time frame based on your individual situation. If you choose to end the agreement, you can simply do so in writing at any time, with no penalty fee.

When does a buyers agent get paid?

When you engage a buyer’s agent, you’ll typically start by paying an upfront engagement fee. At Future Habitat, this is usually about 10% of the total fee. This payment compensates your buyer’s agent for the time and effort spent searching, researching, and visiting homes on your behalf. Once you’ve found a home you’ll love and the contract has been exchanged, the remaining fee, known as the buying or success fee, becomes payable.

The time it takes to find a home can vary greatly, depending on your specific needs and the availability of good properties at the time. However, you don’t need to worry – we’re here to help you find the ideal home as efficiently as possible.

If luck is on your side, we might find the right property within the first week. But even if the search takes longer, we’ll work tirelessly to ensure you find the perfect home. On average, the process can take anywhere from one to three months. However, rest assured, we won’t stop until you’re completely satisfied with your new home.
