How long does the Complete Home Buying Service normally take?
It depends on the brief, the market, and how quickly the right property comes up, sometimes within the first week if off-market access plays a part, sometimes longer if the brief is specific or the market is tight. We’ll give you a realistic sense of timing once we understand what you’re looking for.
What if nothing suitable comes up for a while?
We keep the search moving and stay in touch with honest updates about what the market’s doing, rather than pressuring you toward something that isn’t right just to keep things moving.
Is the fee the same regardless of the property I end up buying?
Our fee structure is fixed fee based on a tiered purchase price table and gets agreed and signed before the search begins, so there are no surprises partway through.
What stops you from pushing me toward a property that isn't right just to earn the fee?
A few things structurally, and one thing practically. Structurally, our fixed fee structure is agreed before the search begins and doesn’t change based on which property you buy or what you pay for it, so there’s no financial incentive to push you toward anything faster or more expensive than what’s right. Practically, our business runs almost entirely on referrals and repeat clients. A client who buys the wrong home doesn’t come back, and doesn’t send their friends. The long-term cost of pushing someone into a bad decision far outweighs any short-term benefit of closing faster. Our reputation means far more to us than a quick fee. We’ve been around for 15 years and intend to stick around for a while longer.
What do I actually need to do, and what do you handle?
You mostly handle the decisions with our consultation guiding you. Whether a home feels right, whether the terms are acceptable, whether you want to proceed. Everything that leads up to those decisions, including the searching, the inspections, the research, the agent relationships, the due diligence coordination, the negotiation, the legal liaison, the exchange, and everything through to settlement, is handled on your behalf. We keep you informed at every stage so you’re never out of the loop, but you’re not managing the process, you’re making the calls that only you can make. The one regular commitment is a short call every Monday so you always know where things stand.
Will you add things to our brief that we haven't thought of ourselves?
Yes, and this is one of the more useful parts of the initial briefing session. Most people arrive with a list of features, bedrooms, suburb, budget, and those matter, but the brief goes deeper than that. Things like how the property will work for the family in five years rather than just right now, what the commute actually looks like from a specific street rather than a general area, how a floor plan functions day to day rather than how it photographs. Clients regularly tell us the brief we built together at the start looked a bit different from what they arrived with, and that the home they eventually bought reflected the fuller brief, not the original one.
Do you have access to properties we wouldn't find ourselves?
Yes, some of them. A portion of the Sydney market moves through agent relationships before it’s ever publicly listed, properties where the vendor wants to sell quietly rather than run a public campaign. Access to those depends entirely on having genuine, established relationships with the agents who hold them. That’s built over years of working consistently in the same market, not something that can be replicated quickly. That said, we’re not going to oversell this point, not every great property is off-market, and not every off-market property is a great one. What it does is widen what you’re looking at beyond the same public listings everyone else can see.
What if we fall in love with something that isn't right for us?
We’ll tell you. That’s not always a comfortable conversation, but it’s part of the job. It’s usually easier to hear when someone you trust raises a concern before you’ve committed than when you discover it yourself after settlement. In practice, this comes up most often around homes that look great but have a structural issue, a strata problem, a location detail that matters more than people initially think, or a price that doesn’t reflect what the property’s actually worth. We’d rather have that conversation than let you proceed on something we don’t believe is right.
What happens if our agent is unavailable during a critical moment in the search?
The team covers for each other. Every agent at Future Habitat is across the other agents’ clients, so if something time-sensitive comes up and your lead agent isn’t available, someone else can step in without the search missing a beat or you having to re-explain your situation from scratch. This is how the business is built, one team rather than a collection of individuals working in isolation, so your search never depends on any single person being available at any given moment.
