For the complete package, our exceptional buyers agents include a number of special things:
- Comprehensive briefing session: This allows us to learn more about you and what’s important to you so we can determine your property requirements.
- Extensive search: This will include searches high and low for properties, as well using our extensive network to get access to ‘silent’ listings and properties that haven’t been advertised yet.
- Property inspections: We hit the footpaths and personally inspect all properties found in our search that best fit your requirements.
- Initial Property Report: A report on each suitable property will be provided including photos, floor plans, websites, positives and negatives of the property, and anything else that will further assist with your decision making.
- Private Inspection: Where possible, an inspection for shortlisted properties will be arranged for you
- Evaluation: Once we find a hero property, we perform a property snap shot to establish a market value estimate.
- Negotiation: On any type of sale, we know the tactics that selling agents use and can therefore challenge their practices with negotiation strategies to get the lowest possible price as well as the best contract terms. Please note: This package includes bidding at auction, if the property must go to auction.
- Coordination of Other Consultants: We liaise with other related service providers, such as conveyancers, lenders, building and pest inspectors, strata searchers, property managers, tax consultants and insurance brokers to make your life easier.
- Exchange of contracts: We get everything organised to exchange contracts quickly.
- Post Exchange Service: When the excitement and reality of securing your next home sinks in, we still hang around to ensure everything runs smoothly.
- Settlement day logistics: We perform a pre-settlement inspection and organise key pick up. The new home is now yours to enjoy!
